November 22, 2008 We had a couple of contractors come by for final quotes of repairs. Our initial budget includes completely painting the inside and outside of the home. There is some minor water damage to one side of the house that will need repairs (pictures below). We also plan to replace the flooring the entire house except for the kitchen and sun room. The kitchen and sunroom have nice newer tile flooring that is not damaged.

This is a picture from the street corner. The home is located on a corner lot. We will be improving the landscaping to improve the curb appeal of the home. This will include eliminating a lot of the underbrush, redefining the mulch beds and adding mulch.
This is a picture from the backyard. The picture is taken from a concrete basketball court that was covered in leaves. We will clean up the basketball goal and court to use as a selling point for the home.
Large trees overhand one side of the home. Leaves accumulate on the second story gutters that have now rusted through. The rain drains directly down on the house and has created some damage. We will be replacing the gutters. We may also be cutting a couple of trees down!
Water damage to the fireplace walls.
More damage to the exterior fireplace wall. This looks like either a woodpecker or small chipmunk did some damage.
This is a picture of some additional rain water damage to a bay window that is below the rusted gutters.
We still have the outside AC unit. These guys have become popular with thieves lately due to the copper content. I have heard that they get about $20 from the copper. Replacement is usually greater than $2,000. Fortunately copper prices have come down so AC units are not being taken as often.
This is a picture of the main electrical panel box. The face of the box was loose (as shown here) when we initially looked at the home, but everything appears to be in tact. Many of the light fixtures were taken by the previous owners. We would have probably updated and replaced them anyways, so they saved us some time. Be sure to check the web for some great buys on lighting fixtures.
The only wall damage that was in the home was damage to a sheet rock wall next to the entry door. This is also the wall facing the upstairs steps. It looks like someone dropped something down the steps.
This is a picture of the front room. New paint and flooring and a little clean up will make this look great.
This is a picture of the kitchen. The cabinets are in pretty good shape. We plan to replace the counter tops and sink with updated attachments. All the appliance will be replaced.
Another picture in the kitchen. You don't want to open this refrigerator! The electricity is off and there is still stuff in there.
The pantry doors will have to be replaced.
This is a picture of the master bath. The tile is in fair shape with cracks around the handles. We plan to have all the tile replaced with an updated style. We feel that the kitchen and master bath must have the 'Wow' factor to be able to sell or rent it quickly.
This is a picture in the garage. It appears that the previous owners may have stored things in the attic area and when they were removing them, they fell through.
This is a picture of some minor water damaged sheet rock on the front corner of the garage opposite the main house. There appears to be a gutter problems that allowed water into this part of the garage, These are the main pictures of our primary focus on rehab of the house. Click here to go back to main page.
