Progress Report

 

Week 1

 

We have now owned our investment for one week. Before we closed on the house, we had already invited several contractors to bid on the various repairs and enhancement needed at the house. We had also notified the successful bidders prior to close so that they were prepared to start work as soon as the house was purchased. Below are pictures of our progress.

We are having the entire interior and exterior painted on the house. Wayne Yelton of Wayne's Painting will be painting both the interior and exterior of the home. He started on the first day after close by spray painting all the ceilings. Wayne is shown here painting the walls in the sunroom. I feel that a good paint job goes a long way in the sale of a home. Ronda, my partner, picked out the colors and chose a nice neutral color scheme.

Here's the sunroom almost complete after one week. Look's nice!

This is a picture in the dining room. This used to be a dark yellow color. It look's much better now.

Wayne is also painting the kitchen cabinets white. They look much better. Randy, owner of Precision Tile Works is starting to install the granite tile counter tops. Check back next week for the completed counter tops. They will look fantastic.

This is Randy tearing out the shower tiles in the master bathroom. We have focused on not only repairing, but also enhancing the kitchen and the master bathroom. These two areas are usually deal breakers when new home owners make their final purchase decision. I ended up having to tear out the tub faucet wall so that I could out a whole new unit in. The old unit was stripped out.

This is the progress on the master shower/tub stall after one week. The tile has not been grouted yet. By the way, the commode is in the tub while the floor is being tiled.

Porcelain tile on the master bathroom floor. Ronda picks all the colors out for us. I am not good at picking colors. This looks very nice.

This is Dana Peace. He is our "all other" contractor. He is shown here in front of the chimney walls that we had to replace because of water damage.

Then we found this. There was damage under the exterior covering. Dana will replace the water damaged wood before putting the new siding back on.

This the progress after the first week. They are almost complete with the chimney and will have the bay window repairs done in a couple of days.
