Due Diligence

You can find a lot of information on the web. I have many sources that I use to find out facts about a potential property including recent sales, current active listings, local rental rates and tax records. As a client of mine, I would be glad to visit the property with you to review the condition of the property and some of the expected rehab costs. However, I fully encourage a full property inspection from a professional inspector prior to submitting an offer to purchase the property. I have inspectors that I work with or you can choose your own.

 

Contact Negotiation and Submission

I am a real estate agent licensed in the state of Georgia. I can represent you as your agent from contract negotiation, submission through the closing process. There really is not any cost to you on the purchase of investment properties since the seller of the property pays the agent's sales commissions.

 

Rehab of Property

I always encourage the investor to be very connected to the rehabbing of their property but understand that sometimes that is not possible. I can take any level of assistance of the rehabbing process from overseeing the complete project to minor events such as letting contractors into the property. We can discuss this service on a case by case basis.

 

Property Management

If you decide to rent the property after the rehab process, you will need to manage the rental property. I strongly encourage the investor to manage their own properties so that they do not have to pay property management fees. However, some investors prefer not to be directly involved with the renters. I provide property management services that include tenant checks, rent collections, maintenance / repairs and various landlord reports. I personally oversee the property management and am available 24/7 - 365 days of the year.
